Testing & Maintenance
Landlords, managing agents and facilities teams need the paperwork as much as the work itself. We carry out the statutory and routine testing a building needs, put the certificates in your hands, and can pick up the remedial work that follows.
Testing & Maintenance work we take on
- Electrical Installation Condition Reports (EICRs)
- Portable appliance testing (PAT)
- Emergency lighting testing
- Remedial works following a failed report
- Planned preventative maintenance contracts
- Reactive call-out cover
Testing & Maintenance — questions we get asked
I am a landlord — what am I legally required to have?
In England, privately rented properties need a satisfactory EICR at least every five years and at the start of each new tenancy, with a copy given to tenants. If a report comes back unsatisfactory, the remedial work has to be done within 28 days, or sooner if the report says so.
My EICR came back unsatisfactory — what now?
The report lists coded observations telling you what needs attention and how urgently. We can quote for the remedial work and re-issue the certificate once it is done. If we did not carry out the original report we are still happy to price the remedials.
Can you cover several properties on one contract?
Yes. Planned maintenance across a portfolio is straightforward for us — we schedule the testing, keep the records together and handle reactive call-outs as they come in.
